Plans to build 11 houses on the edge of a village have been given the go ahead by councillors.

The scheme will see homes built on the Kensington Forge site on Dereham Road, Mattishall, despite council offers recommending it to be rejected.

The houses will be built to Passivhaus standard, which means while they are more expensive to build they are energy efficient.

The site is currently used by Honingham Welding and Fabrication Services.

Despite the proposed homes falling outside the village’s settlement boundary Breckland Council’s planning committee granted planning permission for the scheme.

Councillors felt that the four affordable homes included in the scheme were important for the area, particularly as they will be built to Passivhaus standard.

Councillor Paul Claussen, whose ward includes Mattishall, said: “Neighbours round there want some Passivhaus houses and not an expansion to an industrial site.

“So it is a little way out of the village, I wouldn’t say it is much more remote than places I lived when I grew up.

“We are actually going to get 40pc affordable housing.”

While Norfolk County Council’s Highway Department did object regarding access to the site the applicants said a regular bus service and nearby footpath would mean that people would not be too far from the village.

Trevor Carter said: “I think it is really good to see a pleasant development in Mattishall.

“It might not be in the settlement boundary but it is in the parish boundary which is important.”
