A new residential development has been earmarked for a village farm where previous plans were refused.

The proposals were lodged by Mrs M Fletcher for Street Farm in Foxley near Dereham.

This would see two new homes built on the site and the conversion of a barn into a property.

Each home is due to include three bedrooms, a kitchen, dining room, sitting room, entrance hall, and utility room among other features.

Two off-road parking spaces would also be featured, along with private access and gardens for each property.

Previous plans were put forward for the site in September of last year for a total of five homes, including one barn conversion.

But these were refused by planning officials after concerns were raised about the development's location in the countryside and not within a defined settlement boundary.

The decision notice added that the proposal would result in "poor living conditions" due to failing to provide "adequate, usable and well-designed external amenity space for future occupants".

It was argued that the removal of two homes in the new plans would result in the majority of the scheme "falling within the existing settlement boundary".

The applicants added that one of the homes has been expanded to more than double the space.

A design and access statement said: "The proposal represents a robust, heritage-led and sustainable solution that will positively contribute to the character of Foxley, conserve its historic environment, and provide high-quality homes tailored to local needs.

"The scheme evolved directly from officer feedback and now represents low-density, frontage-style rural infill that respects the established grain, heritage assets, landscape structure and character of Foxley."

A decision on the application will be made by Breckland Council (Image: Newsquest)

The statement added that the plans will deliver homes that are "spacious, accessible, and adaptable".

Breckland Council is due to make a decision on the plans at a later date.

The application can be viewed in full on the council's planning portal, using the reference: PL/2026/1053/FMIN.
