Gladedale Homes Ltd wants to build homes on 0.4 hectares of land off South Green, in Toftwood, and planning officers are recommending that Breckland councillors approve the plans at a development control meeting on Monday.
Outline planning permission was granted in October 2006 with the condition that no more than 16 homes would be built on the site.
The new reserved matters application shows plans for 16 homes in a courtyard-style environment with two apartment buildings fronting Shipdham Road. The homes would be a mix of two and three-bedroom cottages and also two-bedroom apartments.
In a report to councillors planners have said the development would 'make a positive contribution to the character of the area.'
Dereham Town Council has raised concerns about the lack of visibility at the proposed access onto Shipdham Road, and town councillors have also said that they think the design is inappropriate for a gateway development into Dereham.
