A scheme to build 10 homes on the former site of a model making business in Dereham is being recommended for refusal.

Derek Hales Ltd wants to create the homes on the Swaffham Road site where Hobbies used to be based.

The project includes building a terrace of six homes which would adjoin the existing building which would be converted into two homes. Another two homes would also be built to adjoin the current building, and 10 parking spaces would be created.

Dereham Town Council has objected to the plans because councillors consider it to be an overdevelopment of the site which is in a conservation area. They also think the design that does not enhance the area.

Breckland Council's historic buildings officer has said the scheme is detrimental to the existing building which is an important feature in the conservation area.

Other people have also lodged objections because of concern that the new homes would be too close to properties on Elvin Close, the site would be overdeveloped, there would be insufficient parking, and the scheme would be out of character with the area.

A report by planning officers to Breckland Council's development control committee said: “In conclusion, it is considered that part of the proposal would compromise the existing building which represents an important and prominent feature within the Dereham Conservation Area and, as such, the application is recommended for refusal.”

The application is due to be discussed by the development control committee tomorrow.
